The home
Through the front door, the hall gives you the measure of the place — stairs ahead, a deep understair cupboard, and the master bedroom off to the left: L-shaped, with its own en-suite shower room. Right of the hall, the living room runs into a dining area under dual-aspect windows, a feature fireplace at its centre. A utility room with WC sits just off it, and the kitchen beyond is bright and modern — fitted units, contrasting worktops and a window over the rear patio. A family bathroom with corner bath and separate shower enclosure completes the ground floor.
Upstairs are the two remaining bedrooms, both good sizes, looking over the village to the Conval hills — plus a landing big enough to be useful, with a shelved cupboard and another large store at the head of the stairs. Gas central heating runs throughout.
Outside
The utility's back door opens to a fenced patio with a large shed, a wood store and external storage cupboards. There is a private parking space in the shared gravelled courtyard, on-street parking at the front, and — along an open grassy lane — a private fenced garden with a good-sized lawn and its own shed.
Dufftown
The Whisky Capital of the World, in the heart of Speyside: distilleries with Glenfiddich among them, walking trails, fishing on the Fiddich, and a town that looks after its own — primary school, shops and buses minutes from the door.
