The plots
Two neighbouring plots of land in a peaceful rural spot close to Milltown of Rothiemay, sold together at £130,000 — or separately, Plot One at £55,000 and Plot Two at £75,000. Full planning permission is in place for two dwellings, and there is more land available by separate negotiation, so the scale of the project is yours to set.
The approved drawings for the site — passed by The Moray Council in March 2023 — show a three-bedroom home of almost 180 square metres over a storey and a half: smooth white render with larch cladding under natural slate, grey-framed windows, a galleried landing with the principal bedroom and its en-suite upstairs, and provision for a future EV charging point. A new access and track from the road is consented, the drainage scheme is designed in the supporting reports, and the consent brings native planting across a quarter of the site, with the old dyke retained along the boundary.
